FACTORS AFFECTING PERFORMANCE OF PROJECTS IN THE CONSTRUCTION INDUSTRY IN KENYA: A SURVEY OF GATED COMMUNITIES INNAIROBI COUNTY

Abstract


There has been tremendous growth in the costruction industry in Kenya with the housing sector recording double digit profit margins in recent times. Consequently, there has been an increased number of property developers bringing in different products into the real estate market. However there are various pertinent issues that have risen in regards to the performance of the projects undertaken by these developers.This study therefore sought to carry out a survey to investigate the factors influencing performance of construction projects in Kenya with a focus on gated communities in Nairobi county.This study focused on three aspects of performance namelt timely completion,cost management as well as quality. A dsk-top literature review was done where local as well as global perspectives were looked at with the aim of filling a research gap.The study also sought to provide a conceptual framework that acted as a guide to the study. A descriptive survey design was used.Quantitative techniques were used for data collection as well as data analysis. Data collction instruments that were used were close eneded questionnaires. SPSS 21 statistical tool was used for data analysis. The study recommended the use of multicriteria analysis during planning as well as proper relationship management among all the stakeholders in the project.Further research should be done to find the influence of the government in the performance of constructon projects.
